Assessment CPPREP4124-End tenancy Version 1.0 23 April 2020 Page 18 of 20 DOCUMENT LOCATION : Sharepoint/NSW/CPP41419/CPPREP4124 PROJECT 4 – Co-ordinating the end of a Tenancy In this Section you will demonstrate your skills and knowledge in regard to:- • preparing an outgoing inspection report as required by the Residential Tenancies Act 2010 • negotiate with the tenant for rectification of issues and refer unresolved matters to the Tribunal • release a bond in accordance with the requirements of the Residential Tenancies Act 2010 • put in place the processes to re-let the property What you need to do: Prepare three reports that covers the options What you will need: • Research materials such as books, internet, magazines, workplace documentation etc • Access to legislation via www.austlii.edu.au When: During your own time What you need to submit: Your responses to the projects in the spaces provided. Instructions You are to provide your reports in the spaces provided. a. Prepare an outgoing inspection report on the form contained in the Appendix to this assessment. In the unit CPPREP4122 you were required to complete an ingoing inspection report for a property that you were conversant with, which could have been your own property. As part of that assessment you were required to download and keep the copy. You are now going to undertake an outgoing inspection of the property for the ending of the tenancy. Once you have completed the report upload it You are to complete the outgoing report noting the following issues: - • The stove has not been cleaned and there is evidence of built up fat. • There is a cigarette burn mark in the carpet in the second bedroom. • There are some items left in the garage • The windows which were cleaned before the tenant move in are dirty on the outside • The shower recess has a build-up on soap and scum. Negotiate with the tenant regarding rectifying issues you have noted in a In the space provided prepare a report that covers what you would do and how you would negotiate with a tenant in the following situation: You have just completed an outgoing inspection of a unit that a tenant George Rousos has leased for the last 5 years. In your final inspection you have noted in your inspection report the following issues that require fixing before the full bond is released. The issues you need to resolve are included in your outgoing inspection report in a above. Mr Rousos has told you when you contacted him that as far as he is concerned the property was left clean, neat and tidy and he wants his full bond back.

Given the above information in the space provided describe the process you would follow in order to negotiate with Mr Rousos on what he can do to obtain the full release of his bond.
