What you will need: § Research materials such as books, internet, magazines, workplace documentation etc § Access to legislative and regulatory documentation relevant to NSW § Access to the Australian Tax Office (ATO) website and in particular their page on Residential Rental Property Assets When: During your own time What you need to submit: Your reports and answers in the spaces provided Scenario Your agency has taken over the property management of a newly built 6 bedroom home with double garage in a new housing estate at BellaVista. The property was bought by the landlord for $2.5 million. The property is presently tenanted to a company director on a twelve-month lease. The landlord has agreed to maintain the gardens of the property and is very keen to ensure that the property is maintained in excellent condition. The landlord has asked you to report to them regarding how the property should be maintained over the next five years to ensure it maximises its value. a. You are required to review the items that should be attended to during the life of a property and set down a timeline for their inspection with respect to their replacement. Maintenance Activity Period for action Replace fixtures, such as stoves, air-conditioning units, hot water systems Repaint internal rooms Replacing smoke detector batteries (non-lithium) Replacing smoke detector batteries (lithium) Replacing smoke detectors General repairs of fencing and gates Repainting of external areas Replacement of guttering and downpipes Upgrading of electrical wiring Testing smoke alarms Safety check balconies and balustrades Pest inspections Check for water leaks and mould Checking for damage to external cladding or brickwork
