Introduction and Purpose
The purpose of this memo is to summarize and prepare a market / demographic analysis of the building on 664 North Wells Street in Chicago. Our focus will mainly be on the basic demographics and income, expenditure data, tapestry report, supply and demand informations as well as some analysis and recommendations. Our purpose is to investigate how the demographics affect the location and what type of retail, restaurant, or entertainment is prevalent near the building. The radius we are using is 0.2, 0.5 and 0.8 miles from the address of the building. We chose that radius because it gives us data on our relevant customer and it is just at the limit with the lake. We understand that some potential customers might come to the neighborhood from further than 0.8 miles, but after researching the overall market, we believe that it is not our primary focus.
River North is an upper middle class neighborhood. The residential area consists of old Chicago style houses, old industrial buildings, that were converted into loft style apartments, and more modern high rise constructions. The business sector is a mixture of

For the tapestry LifeMode groups, we can see that at a 0.8 miles radius, 82.4% of the 2015 Households were composed of Uptown Individuals, 8.8% of Senior Styles and 2.1% of Middle Ground. On the other hand, the Urbanization Groups report reveals that the Principal Urban Center contains 35,606 households or 84.3% of the total number. Out of those 35,606 households, the category that interests us the most are the Metro Renters (3B), prevailing with 69.3% and the Laptops and Lattes (3A) with 12%. The 0.8 miles radius also indicates that 7.8% of the total households is part of the Suburban Periphery and displayed as Golden Years (9B). This specific segment has the wealthiest standard of living in America. They buy expensive cars and vacation in exotic places around the world. Also, this area is a haven for empty-nesting couples over the age of 55. Data has shown that these elderly couples without kids have pets and tend to spend a great deal of money on them as well. No other market segment has a higher concentration of residents earning over $100,000 a year and possessing a postgraduate degree.
During the past few years, gentrification has been on an uprise.“Nearly 20 percent of neighborhoods with lower incomes and home values have experienced gentrification since 2000, compared to only 9 percent during the 1990s.” Gentrification is happening in areas that supposedly need a change, such as the low-income neighborhoods in New York City, Minneapolis, Seattle and Washington, D.C.Factors such as uniqueness, accessibility, the energy of the neighborhood and reasonably priced homes attract gentrifiers. Pekin Illinois is a relatively small community located in Central Illinois half way between St. Louis and Chicago. It boasted a total community population of 33857 during the last census period of 2008. The total population consisted of roughly a 50/50 male to female ratio with a median age of 37.1 and represented 94.4% Caucasian, 2.4% African American, 1.9% Hispanic and 1.1% Asian races. Due to this population mix many of the culturally and racially indicated diseases states, such as type 2 diabetes, cerebrovascular and peripheral vascular diseases are not as prevalent as coronary heart disease and other related diseases such as heart failure, high blood pressure, elevated cholesterol and obesity.
The U.S. Census, U.S Economic Census, and the MRI Plus Database will use while researching Lakewood and potential business plans for the area. The City of Lakewood website will also be beneficial while putting together this research paper.
I started off by gathering research for the demographic factors that would be easy to find for both cities by looking at the US Census database as well as the American Community Survey database. I was able to get through this process fairly quickly because the US Census publishes ‘quick facts’ about each city and I was able to do a side by side comparison between San Jose, CA and St. Louis, MO. After filling out the main demographics, it was time to fill the table with health prevalence rates, number of uninsured people, food insecurity and etc. I was able to find a lot of the health rankings through BRFSS. There is so much variety in property size: from one to four bedrooms; some houses have vast backyards and lawns. There is one more interesting fact about this neighborhood: it actually consists of several smaller areas Historic Edgefield, Lockeland Springs, Rosebank, Eastwood Neighbors and several others with their absolutely unique features. The city itself has been mostly build from early 1900’s to the 1940’s, however, there’s plenty of new construction going on right now together with the revitalization of older districts.

The data is from the 2014 American Community survey conducted by the US Census Bureau. The data is measure on a county level and accounts for all members of the county. The variables of focus are the population of the county and foreign born population to calculate the foreign born percentage of each county. Other variables of interest are the working age population and the number of people unemployed to calculate the unemployment rate. Additionally, there is data on mean income per family in the county as well as percentage of families below the poverty lines. Hopefully a combination of these variables will help give a better picture about what has the greatest impact on the percentage of families in poverty. Most of the data is available

Trends in population have much to do with the planning and dynamics of the delivery of healthcare. Population size and demographic characteristics as well as births and deaths, are a basic starting point for assessing the need for health services in a population (Williams & Torrens, 2008). According to Williams & Torrens (2008), the dynamics of population are the most fundamental determinants of the need, demand, and use of health care services. The size and age composition of a population have a tremendous impact on total health services use as well as on the distribution of the use of specific services.Therefore, trends in population dynamics, including population size and demographic characteristics as well as births and deaths, are a basic starting point for assessing the need for health services in a population (Williams & Torrens, 2008).
The Boiling Crab is a very popular restaurant, especially in Garden Grove Brookhurst location. Moreover, Brookhurst is the original location; therefore, I use it to be the benchmark for the location analysis in order to find other two locations with the same type of households.
