To gain a better understanding of the retail and commercial activity in the Toronto area, two different types of retail will be evaluated in the following report. The character, market orientation and location of a retail space all play crucial role in contributing to the success of the business. All three aspects of the retail spheres will be carefully assessed in order to make direct comparisons between the two types of retail businesses. The two retail systems that will be contrasted includes the ancillary retail system in downtown Toronto and the Retail Strip on Spadina, south of Baldwin. Part A – Ancillary Retail (First Canadian Place) The ancillary retail system in downtown Toronto is one of the most unique retail systems in …show more content…
The busiest time of the day for this retail center is during lunch hour and rush hours because it is very convenient for all the workers to access this center. A 15 minute pedestrian count during lunch hours (around 1:30pm) indicated that approximately 1993 people access this ancillary retail system. This system is in private property because it is under many large skyscrapers which are owned by private firms. This system is not very easy to navigate because of the complex connections of different shopping centers. Part B – Spadina, South of Baldwin (China Town) The retail strip on Spadina, south of Baldwin (known as China Town) is a completely different type of retail center. This retail is located outside and it is very easy to navigate since the arrangement of the retail stores is not complex. The streetcar track on Spadina helps people to identify the directions more easily (North ↔ South). This area is accessible by public transportation as a result of the frequent availability of streetcars and subway. There are also parking spots on either side of the road that can accommodate for cars. The area surrounding this retail strip consists of schools, university, and small houses. There are a wide variety of stores within the retail strip, offering customers many selections to choose from. Most of the retail spaces consist of restaurants, fashion and accessories stores,
Reasons for this specific site are because of excellent road links for distribution and particularly customers, a good public transport system and land available for sale suitable for new store.

Once we have succeeded in our mission to promote shopping locally even more, “for rent/sale” signs and vacant buildings will be a scarcity. In their places will be store fronts with friendly faces there to greet you at the door and help you find just what you were looking for, whether it be for yourself or someone you love. Main Street will be buzzing with activity. Shoppers will be carrying around their purchases in colorful bags, enjoying a conversation with their close friends and family, and experiencing just what Pratt was missing; the feeling of community. And with all of the fun and exciting events, they will remember the joys of shopping rather than the hassle it can cause.
Many people know that Nordstrom 's is a fashion bazaar. What multitudinous amounts of people do not grasp is that Nordstrom 's positioned itself as a retailer of high end clothing and extravagant goods. This is how Nordstrom 's distinguished itself from other retailers. Numerous people associate Nordstrom’s with other ubiquitous department stores, such as Macy 's and JC Penney. Interestingly, these stores are not Nordstroms ' predominant competitors. Because Nordstrom 's caters to a more expensive partiality, its main competitors include upscale department stores such as Bloomingdale 's and Saks Fifth Avenue. Within Nordstrom’s marketing strategy, the emporium must strategize ways to discern itself from both the mid-scale department stores as well as the high-end ones. Nordstrom’s is able to accomplish this through its determination of which products to vend, its customer service policies, and the schematics of typical Nordstrom 's store design.
Due to decay, the city’s downtown area is currently experiencing business loss. Retailers surmise that the major contributing factors are pedestrian safety and aesthetics. The primary issue facing the city, in line with its goals, is economic development and the creation of a “vibrant downtown” which will stimulate retail business activity. Retailers are requesting changes to the aesthetics including adding brick sidewalks and planting areas.
Suburban shopping malls are malls where with a single location shoppers can visit more over hundreds shops all of different kinds, i.e. shoppers can eat, watch movies, dine and walk. Most Americans could hung out here all the entire day and feel much uplifted in spirit by their experience. Suburban regional malls were designed to be a substitute or even a replacement for a city central business district. In 50s such malls were small but today it stands out to be a large malls that can be categorized into eight types, include; Neighborhood centers, community centers, regional centers, superregional centers, fashion/ specialty centers, power centers, theme/
Good locations are the main means of communication, with a significant passage of people and vehicles, but also the outlying residential areas and adjacent to night clubs, cinemas, sports complexes. The size of the Broadway Café is destined to become must be large enough: it
The Canadian retail market has a complex and multidimensional history. Retail Nation: Department Stores and the Making of Modern Canada written by Donica Belisle, explores the journeys of major Canadian department stores such as Eaton’s, Simpson’s and HBC between the 1890’s and 1940’s. Specifically, she analyzes their development, morals and societal views from a feminist and paternalist perspective. These complex theories are coupled with both examples and clear explanations in order to gain a deep insight into the history of the Canadian retail market. In addition to a brief overview of the book, I will discuss the interest level, relevance, structure and potential bias within Belisle’s work.
The tenant structure of the shopping center is an important factor in ensuring rent is adequate to make the project viable. The fact that Philipp conceded the hypermarket could have a negative effect on the overriding success of the project. ECE strategy typically relied on these large self-service retail stores. Hypermarkets are very desirable to customers since the warehouse structure enable the stores to offer a wide variety of products (i.e. fresh food, beverages, home supplies, electronics, clothing, car accessories, garden furniture etc.) at discounted prices. This lack of a hypermarket must be offset by assurance and
Chicago is known for it 's innovative spirit. The Chicago History Museum has an exhibit titled Second to None that highlights some of Chicago 's inventions and innovations. Modern Retail is an exhibit within Second to None that focuses on Chicago 's retail history. The information provided by the CHM on Modern Retail is a little disappointing. The CHM has the resources to tell a wonderful story on the history of modern day retail, but instead chooses to keep the exhibit simple. Modern Retail has about fifteen plaques to read and a few dull artifacts. The exhibit takes about five minutes to read and enjoy. Sadly, it seems the CHM 's definition of retail is narrow. Retail in
Rue 21 is one of the many retailers that are geared towards teens, however what set them apart from the rest is their affordability. This company strives to keep all of its merchandise under 35 dollars. Rue 21 has locations in various strip malls with 52 percent, regional mall 31 percent and outlet centers 17 there are pros and cons that affect the company for each of them (Berman, 2009). Having this store in a strip center can be a really great thing for consumers put not such a positive thing for the company as a whole. The positive to a strip mall is that it is easily accessible for customers to find and shop at the location. Strip malls have less congestion when it comes to parking, which makes for a more pleasurable for shoppers like
(Figure5). Town Mode’s location is very important for the business because there is a busy road with traffic. The sign is visible and people going past will see it. There is not too much foot traffic but customers can easily access the store. A good location for the business must also be easily accessible. SA Hobby Centre has its own car park somewhere near the store and some customers can use this car park. The car park is not always free and you may not always find a park in peak shopping times from 10:30 am to 4:30 pm but never the less access to this car park is a positive for Town Modes new
Traveling on Colonial Drive into the heart of Orlando, Florida, also known as downtown, brings you to a district filled with diversity and excitement. Centered on the intersection of State Road 50 and Mills Avenue, the reflection of Orlando’s creativity, health, unity, balance, and diversity is apparent. Stretching about thirty blocks long is a unique part of town. Here you won’t find the high-priced brand name shops you would if you were to visit a shopping mall. Instead, you’ll find everything in between. From worn down buildings covered in a fresh coat of paint to newly renovated shops, the vibrant colors and flashy signs adorn every face and corner of the buildings.
Today’s customers are more aware and empowered, and have more bargaining power due to the exponential increase in competition – direct, indirect or substitute. In retailing, they want hassle-free shopping, have less time at their disposal to locate the shop and the merchandise and are reluctant to keep waiting. The modern format retail stores are doing their best to anticipate the customer’s demands and are going all out to redesign their store interiors, offer more choices in varieties and assortments, and are giving as many services as feasible.
Which location type is generally characterized by no competition, good road visibility, and easy parking?
