Neighborhood Profile: Long Island City
Recently revitalized after years of decline, Long Island City is in the midst of a dramatic transformation. Once home to industrial and shipping warehouses and manufacturing plants, the Long Island City of today instead boasts a growing skyline, vibrant arts scene and a robust local economy. For companies seeking affordable leases and loft-like office spaces, this neighborhood is a great option. Its hindered, however, by several other factors.

Advantages
Long Island City’s biggest draw is its affordable office space, available at rates much cheaper than Manhattan. Its abundance of warehouses and loft-like industrial buildings also make it a very attractive location for startups, media companies and tech firms in search of offices with open floor plans and high ceilings at economical prices.
The neighborhood also offers solid transportation options, including several subway lines and the Long Island Rail Road, offering easy access to the rest of the city and suburban Long Island. It’s also fairly convenient to JFK and LaGuardia airports. The neighborhood also plays host to a growing dining and arts scene, making it a good choice for startups and Millennial-centric firms.
Disadvantages
Not being located in Manhattan, the neighborhood lacks the viability and prestige factors that many companies in New York City desire. Its lack of Class A office space is also a huge hindrance to major corporate tenants as
There has been a recent phenomenon throughout the United States of gentrification. As older parts of neighborhoods are occupied by new tenants with money, the neighborhood changes and loses its old character. Those who might have lived in those neighborhoods their entire lives are pushed out as rents begin to skyrocket and the surroundings begin to change. This has happened in many neighborhoods. One of the most well known is San Francisco, where technology companies have brought in new software engineers that have caused local rents to skyrocket and people to move out of the area. However, just as importantly has been the influx of new money to Brooklyn, where local neighborhood changes have forced people from their homes, traditional music to be replaced, and old businesses to go bankrupt.

It’s also very convenient for employees in most areas of Manhattan and Brooklyn and enjoys excellent transportation options courtesy of numerous subway stops nearby, PATH and river ferry services. The community also features a number of excellent lunch places nearby like the Hudson Eats food hall, Shake Shack and the North End Grill as well as abundant public space to relax after work or on lunch break.
Because of its location, this community is a hot spot for commuters to Boston. Investors can capitalize on this trend by building apartment homes, condos and similar properties. Home buyers and renters are drawn to the area because of its safe environment and excellent schools. This means that property developers can readily find buyers or renters for their new units. In addition, investors always have the option of creating a new business or merely holding the land as well.

Harlem rent prices have gone up over the past years because of new condominiums and businesses that are being built in neighborhoods. The displacement of residents leads to an increase of people becoming homeless in the city. According to the author, Ivan Pereira, “Harlem saw a 9.4 % average rent price increase during that same period from $2,191 last year to $ 2,397 in January” (Pereira 1). The change causes longtime residents to move out because of a variety of factors including unaffordability, pressure from property owners, diminishing or lack of stores that cater to them and many more. Newark is going through a time of revitalization, not gentrification. These new companies create new job opportunities for the thousands of unemployed residents. There are also many empty acres of land to construct buildings on, so there won’t be a problem about displacement. However, in some parts of Newark, the issue of racial tension is rising. The upgrading that’s taking place in Newark is to support the need of the residents and decrease many issues occurring in our society.
As much as I hate to admit it, there are things I enjoy about Staten Island. Most of these things come from believe it or not, the few tourist attractions Staten Island is home of. The architecture on Staten Island isn 't bad. I think the Verazzano-Narrows bridge speaks volume when it comes to that, which connects from Staten Island to Long Island and is visible from a spot in all 5 boroughs. My personal favorite starts with the Historic Richmond Town which was founded as the Staten Island Historical Society in 1856. The museum 's focus creates opportunities for the public to explore the diversity of the American experience from the colonial period to the present. Richmond town is 100 acres consisting of 28 historic buildings dating from the late 17th to early 20th centuries, half still standing at their original locations which makes the experience visiting overall more realistic and interesting. The Junction Gardens Business Improvement Area (BIA) is a small highly circulated art district that runs along Dundas Street West. It can be found northwest of Bloor Street and Yonge Street and is easily accessible by a variety of transportation forms. On October 13th, around noon, I had visited the “heart” of this BIA at its major intersection of Dundas Street West and Keele Street with the aid of the Toronto Transit Commission (TTC), which services thousands of commuters. Within these boroughs, there are high and low-income neighborhoods that contain either high or low status organizational structures or facilities. Each division has their own characteristics and top attractions, such as the Empire State building, Central Park, or Times Square. As New York City may be known for great food and fun attractions, New York faces infrastructure problems within each borough. New York City’s infrastructure funding is limited in lower income neighborhoods, where money needed to upkeep the city goes toward prime tourist’s areas or residents living in high status neighborhoods, such as The Upper East Side of Manhattan, Cobble Hill, Brooklyn, and Lenox Hill, Manhattan. Moreover, abandoned buildings, poor sewage conditions, and rocky roads and streets are examples of low-income area infrastructure problems that may hinder neighborhood growth both structurally and economically.
