A) Physical factors are all about the impact that a new build will have on people and buildings in the surrounding area. Any new project is likely to have a negative impact on the people and businesses in the surrounding area, such as road congestion.
Environmental factors look at the impact that the new build will have on the natural environment this includes looking at the impact to trees and other vegetation, wildlife and habitats. It can also look at the effects of noise and air pollution that is going to be created by the building process.

B) Before a building is designed and built there are some physical factors that need to be taken into consideration as part of the construction planning process:

Impact on local amenities – during the construction of a building it is likely that local roads may get congested and parking may be affected both of which could impact local businesses.
Impact on Services - a new development or building will need to be supplied with electricity and connected to the sewage and water system, this will all require excavation work to connect them up.
Impact on infrastructure – any large new developments will have a big effect on the roads and public transport in and around the area of the area. Often when permission for a new development is passed it is agreed that the company will improve, install and repair roads to and around the site.
Topography of the proposed development - topography refers to position of the site and how dominant it will be in the local landscape. If the building stands out too much and is considered too obstructive or visible it will likely be refused planning permission.

C) As with physical factors, there are also some environmental factors that also need to be taken into consideration in the planning process:
Existing trees and vegetation – the site may have to be cleared of vegetation to make space for the buildings, the problem with this is that some of the trees and plants may be protected and not allowed to be removed. The way it’s normally done is minimising the removal of vegetation already at the site, then having a replanting phase after the site has been developed.
