What else are you going to do? Wait for some man to come along and whisk you off to suburban marital bliss? You might as well ask for the moon by noon. Consider the facts. You made it this far on your own, earning a living and paying the bills all by yourself. You even managed to invest enough money to slap down the minimum five per cent and start calling yourself a homeowner. After all, you're faced with another 40 plus years--knock on wood--so it's time to put down some roots. But what happens after you move into your new dream house? Suddenly, you're dealing with a new set of monthly expenses. Throw out the budget that carried you through the last few years; it's time to build a new one from scratch. Once you have a new budget, start saving like you plan to buy a second house in a few years. You're going to need all that extra cash for things for which no budget can truly prepare you, such as repairs, renovations, and interior design--necessarily in that order. Repairs come first because you need to fix whatever is broken. Did you get a great deal on a handyman's dream? Did you stop to consider whether or not you're handy? Also, don't forget that appliances, heaters, furnaces, and oil tanks have a habit of breaking down at the least convenient times, schedules and finances notwithstanding. Before you even think about redecorating your new house, take a hard look at the layout.

Not all window glass is the same. The more panes in the frame, the more insulation the window has. The air between the panes acts as an insulator, but the most energy-efficient windows have argon gas between the panes since argon has a lower thermal conductivity than air. You can buy windows with two or three panes of glass depending on the amount of protection you need in your climate. Window glass can also be treated with film that makes it even more energy efficient. It might do this by reflecting solar heating to make your air conditioner more efficient in summer and by blocking heat transfer to keep your home warmer in

Single pane options were the only option for hundreds of years. As technology advanced and manufacturing processes improved, double pane windows became the gold standard for most homeowners. For New Jersey and New York Metro homeowners thinking about upgrading their homes with high-performance, custom-built replacement windows, choosing a style may be the easiest decision they make, or the hardest. Some people are happy with the way their home looks, but are tired of the drafty corners and high heating and air conditioning bills. Simply replacing their existing double- or single-hung windows with a modern, better functioning window unit of the same style could be the perfect solution. Other homeowners want to make a more dramatic change, perhaps replace some operable window with fixed windows, or go back with a beautiful bay window to replace the picture window.

One of the biggest benefits that you can experience by replacing your aging windows is lower utility bills. In many cases, as your windows get older, they will become much less effective at keeping your house properly insulated throughout the year, which can mean that both your air conditioner and heater will have to be on much more frequently in order to keep the house comfortable. In addition, some of the windows that may have been installed on your home originally may not have been the best option when it comes to insulating your home.
You'll typically find clerestory windows, which don't open, positioned below one roof and above another. Since they are high on the wall, this window type allows sunshine to flood into your rooms, without compromising privacy or interfering with furniture placement and storage options. You'll get a striking addition that defines the roof line from the outside while enhancing interior ambiance and decorating style. Your view from the inside is normally limited to trees, birds in flight, and natural and man-made structures that are taller than your home, or at least the ground floor. If you want to add more ventilation, choose an operable style such as a slider that won't detract from the exterior appearance.
If you have been thinking about installing replacement windows in your humble abode as a frugal way to invest in the value of your home, you're on the right track. In fact, window replacement is one of the best investments you can make in your home, whether you are planning to sell or just want to improve the comfort factor for your own family. Factor in the energy savings window replacements can afford, and you will wonder why you didn't install replacement windows sooner!
First, make sure you have money saved up before you start looking to buy! Once you’re ready to start the process, decide which area you want to live in and what style of house you desire. Do you prefer the country or city? Do you want acres of land? If you have children, you might want to consider school districts as well when planning on where you want to live. You will find, the more houses you look at, that what you thought you wanted, you can live without. Some people may not know what their looking for just yet, and that’s okay too.
A custom window company will also let you select the type of glass, the style and material of the window frame, and if and how the window will open. Consider the energy efficiency of the glass options available to you. Will they prevent heat transfer, keeping you cool in summer and warm in winter? Do they block and filter the sun, or let it shine through clearly? Window frames can also vary in terms of energy efficiency, based on what material is used in their construction. Certain types of frames also require more maintenance than others. Finally, if you want certain windows to open and close, you'll need to consider how you want that to happen: sliding up and down, sliding left and right, or an awning window that pushes outward to
Wasting energy isn’t an option when it comes to your home. In most cases, you want the tightest home that your budget can buy, so it’s important to think about how energy efficient your replacement windows will be.
At retirement, we believe your home will sell for $370,000. We recommend placing a down payment greater than 20% on the new home and taking out a 15-year mortgage to cover the remaining costs. The remainder of the amount received from the sale of your current home should be invested and saved to cover costs throughout retirement. We recommend a 15-year mortgage because it increases the chance of you owning the home outright at the end of the plan and thus pass it to your children debt-free. Though the payments are higher than a 30-year mortgage, you will be paying less in interest and increase the likelihood of owning it outright. With a $400,000 dollar home, we recommend an $80,000 down payment and a $320,000 15-year mortgage at a 2.75% interest rate for a yearly payment of $27,245 or $2,271 a month. This annual amount is less than you are paying on your current home. A breakdown of what this mortgage will look like is located in the
