Winnipeg has always been a slow growth city that has primarily been concentrically developed from the 1872 core. The secondary trend of development follows the rivers; west along the Assiniboine River, north and south along the Red River. This pattern is shown above in Figure 1.
After the Second World War a large percentage of buildings were considerably deteriorated due to lack of maintenance in the core and due to high consumer demand and rapid population growth there was a large suburban expansion in Winnipeg. These suburbs became the preferred family setting, in place of the previous economic central area of Winnipeg.

Boniface which eventually became part of Winnipeg officially in 1972. It was developed in the 50’s and 60’s and became the largest settlement in Winnipeg after the Second World War due to a sense of optimism and postwar prosperity.
The neighbourhood is mostly self contained and has central shopping centers and schools with houses located on winding roads leading to bays of around 40 houses that have parks in between. This is a layout that can be typically found in all new suburbs in Winnipeg that were developed in that time period. There is also a very large commercial development to the south.
As shown in the Zoning Plan below, the use of parks is very important in this neighbourhood, almost every bay has direct access to a park space within a few minutes walk. In contrast to River Heights, the roadways and architecture do not make it as welcoming and feels as though the only reason to enter the neighbourhood is if you live there or are visiting a friend or family
