So How Successful is This CBA? AEG funded more housing units than they were required to, they worked closely with community coalition partners in order to set up a successful and effective local hiring program, and they donated to help fund a new land trust. Although some say the wording of the CBA may create problems, AEG has technically met the goals outlined in the L.A. Live CBA. Part of their adherence to the CBA may have been partially motivated by AEG’s need for ongoing coalition support, but nonetheless they honored their agreement. Another complaint may be that the need for monitoring and coordinating job and housing programs add extra stress to community organizations. There are studies of the execution of CBAs that recommend developers
“I took a trip to Oakland, California and fell in love with the area. We stayed at an Air B&B for the three days of our stay and the house was absolutely beautiful, it looked like my dream home. Despite all the glitz and glamour around us we noticed a large amount of homelessness compared to Columbus. We found out that this property is not someone’s home but a house used strictly as an Air B&B. When you hear something like that and see the amount of homelessness it makes you wonder how many of these homes are strictly for show? So after researching I found out, the reason for the rampant homelessness can be attributed to large increases in rent. Even worse, the cause for the increase is due to Silicon Valley” (Kasongo, 2017). Unfortunately, rent increasing virtually overnight is the reality of many low-income families. This situation is called gentrification and is felt throughout the world, from the Midwest, East coast or even Western Europe, no region is immune to this process. Gentrification in the Midwest is extensive and wide causing the displacement of many low-income minority residents which can lead to even bigger issues.
Housing allocation determinations and planning review powers were also passed down from the state to Councils of Government (COG), which served as regional planning commissions that were thought to be closer to municipal governments and less likely to be perceived as encroaching on local land use decision-making (Ramsey-Musolf para. 7). The need for regional, as opposed to decentralized housing policies, is significant: shortages of housing in one area simply push housing burdens to adjacent cities, exacerbating statewide levels of inequality. Unfortunately, a study cited in the Journal of Planning Literature found that this well-intentioned legislation has only created a production imbalance between LIH and MRH: though collective housing element compliance may have increased between 1990 and 1997, a sample of 53 California municipalities only produced 32% of its
“Not in my back yard” (NIMBY) has reached a point in some communities where it’s difficult to put community facilities anywhere. Some cities are responding by encouraging nursing home construction in specific residential areas based upon density bonuses. Density bonuses are granted for projects in which the developer agrees to include a certain number of affordable housing units. For every one unit of affordable housing a developer agrees to build, there’s a greater number of market rate units. Density bonuses vary from project to project.
I would suggest to my friend to get support from a cognitive behavioral therapist. CBT would the best fit for this friend because, this type of therapy focuses on both the behavior and thought processes regarding and influencing this behavior. CBT is also supported through research to be the most effective treatment for depression. The biggest factor for choosing CBT as a recommendation is that my friend is having suicidal thoughts, and with CBT those would get addressed immediately before starting a treatment plan. The treatment would not actually start until the therapist would know that she would be safe from harm. The treatment plan may involve her changing her cognitive processes thus changing her maladaptive behaviors. Along with changing
The development of affordable housing results in immediate and long term economic benefits by increasing government and discretionary spending in the local community. The spending increase occurs in several stages: the immediate effects of the actual construction, the secondary effects of housing-cost relief on overburdened families, and the long term effects of increased government spending in the region.
Adding to the inequalities and misfortunes within communities of color, gentrification has taken the Bay Area by a storm. Gentrification is the purchasing of deteriorated urban homes and areas, then the renovation by higher-end and middle class communities. An abundance of high-end people rush into the Bay Area and purchase up the real estate. Incoming middle and higher class take the Bay Area real estate and revitalise it into up-and-coming neighborhoods, then increase rent prices. Therefore, reducing affordable housing for communities of color. Therefore, this revitalization is changing the character of communities because the Bay Area may appear nicer, the communities of color are unable to afford the standard of living. Communities of

Although it is interesting, the infrastructure was not thoroughly discussed within their plan, that would need evaluated to address the additional programs and initiatives they seek to accomplish.

Housing our Neighbors is an organization that includes housing advocates and homeless people who work together to fight for accessible housing for low income and homeless people. Their organization believes Baltimore can invest in a community land trust. A community land trust is when a non-profit organization owns and manages land where affordable housing is built. The organization will also ensure rent and mortgages remain affordable, and decided if certain houses should be renovated or demolished. Something interesting about the community land trust is it has been successful in other parts of the country. With this information it would be very hard not to wonder if this could work in

Due to the growing demand for housing, CDCs must compete with market rate developers when acquiring properties (Alejandrino 28). Because of this competition, the cost of developing affordable housing is driven up, and this makes it harder for the CDCs to complete their function as aids for people in the community.

The Housing Development Board wanted to improve its services in three major areas including the involvement of private developers, public outreach, and overall improved customer service (Jick & Peiperl, 2011). The change challenge for HDB and Tan included improvement to the overall operations of the organization including work processes and systems. “The goal of the public outreach was to gain greater public buy-in and support while improving focus groups, particularly grassroots organization” (Jick & Pieperl, 2011, p. 432). Thus, the Estate Administration and Property Department was expected to manage majority of the operations including housing policies, pricing, and sales to name a few. Challenges faced were work process and systems that needed modifications through clear operational strategies.
