WHO BENEFITS? New transport infrastructure creates value and there are many stakeholders who benefit from well places and designed transport infrastructure. To seek a portion of this newly created value, you firstly need to identify and beneficiaries. • Existing residents – as many studies have proven, property prices increase once a major new transport infrastructure is announced. Residents do not need to wait for the infrastructure to be built, as prices have been shown to increase as early as the initial announcement. Residents all benefit from reduced congestion, faster and more reliable journey times, improved quality of life. Research showed that Melbourne’s City Link had created increased land value of $30 billion. The Southern Railway in Perth showed that there was an uplift in value over 5 years by 42% above base value uplift for properties in station precincts. For every kilometres a dwelling in Brisbane was located in proximity of a ferry terminal there was an increase of 4% in price. In London research found that property within easy reach of a station was worth on average 20,000 pounds more than other properties. Another benefit • New residents – will benefit in purchasing a home in a newly developed area, without having to pay premium city prices with the ability to commute in a reasonable time to the CBD with the creation of a new railway line. Prior to urban renewal, Pyrmont-Ultimo had residents with similar incomes. However to achieve the goal of social equity plans were made for a mixed, high-density, medium-rise residential area. Approximately 7500 new dwellings have been constructed plus the renovation of 1400 existing dwellings. The aim was to cater for all household types such as families, couples and singles, provide affordable housing for middle to low income earners, provide residential dwellings with waterfront access and with water and city views, protect existing housing, retain a socially diverse residential population which includes all income groups, provide opportunities to live close to places of work and to create a high quality urban environment. The provision of affordable or public housing was an important aspect to consider in the process. Without some sort of intervention to provide this affordable housing, the attractiveness of living close to Sydney’s CBD would only be reserved for high income earners as dwellings would be too expensive and rent would be too high. From a social equity point of view it was therefore vital to provide
With a growing real estate market, investors can expect a good return on their investment. In addition, the industries within the town bring in new residents and potential business income.
he Matthew Effect states that people who are initially more successful than others are rewarded with opportunities that allow them to succeed further. For example, as children, hockey teams can be organized by players’ initial talent. That initial talent brings a select group of hockey players together so they can practice and become even more successful than they would have been without practice. In other words, the small advantage that the “talented” hockey players had only gave them opportunities to gain more advantages. As said by Gladwell, “...if you separate the ‘talented’ from the ‘untalented’; and you provide the ‘talented’ with a superior experience, then you’re going to end up giving a huge advantage to [the ‘talented’]” (Gladwell 25).
New Hope Housing likely had strengths related to their employee development program, their effectiveness in housing people in need, and their niche for ensuring individuals who would typically be rejected housing. Some of their weaknesses likely related to their secured funding and current dependence on government funding. Some of their opportunities relate to finding solutions for permanent housing, as this is currently a struggle for the people they serve. Lastly, their threats likely also have to do with their government funding. As budgets change, money is moved around and can impact this organization for the better or for the worse.

The gentrification and displacement debate is more controversial than ever in Oakland, California. You can see it everywhere from the outskirts of West Oakland to Lake Merritt, and all throughout East Oakland. There is no denying its strong prevalence throughout the city and the reverberation of both negative and positive effects it brings with it. Many of our ancestors have arrived to this nation with aspirations of living a life of success. Indeed this is the land of the free and the home of the brave but according to gentrification, which is the removal of lower class citizens through property renewal, the increase in cost of living and demographic shifts, it feels as if we are living in the exact opposite. Gentrification indeed has had some advantages but overall it has led to the increase of the homeless population, the loss of culture, and other social issues. Although in this day of age, gentrification maybe impossible to prevent since capitalism is what move us, regulations should be enforced to diminish this demon.(Watt)
