The 2017 Annual Meeting which was previously scheduled for May 24, 2017 was not held as the 25% quorum requirement in the By-laws was not met. This notice is being sent in accordance with Section 11-109(c)(8)(ii) of the Maryland Condominium Act (“the Act”) to inform all owners that a subsequent Annual Meeting will be held on Wednesday July 26, 2017 at 7:00 p.m. at the Homeland Village Community Association Clubhouse.

Pursuant to the Act, those present in person or by proxy for this subsequent Annual Meeting will constitute a quorum and the majority of those present will have the authority to decide on any and all proposed actions that could have been taken at the original meeting if a sufficient number of unit homeowners had been present. …show more content…

If an Owner shall fail to keep his Limited Common Elements orderly, the Board of Directors may have any objectionable items removed from the Limited Common Elements so as to restore its orderly appearance, without liability therefor, and charge the Unit owner for any costs incurred in the process.”

And finally, Article V, Section 13(i) states that:

“Trash shall be stored in accordance with county health regulations within the Unit or the trash sheds designated for such storage. Trash shall not be set out for collection prior to the night before such date of collection and empty containers shall be returned to the proper place of storage immediately after collection.”

During a recent inspection, management found that may units have junk, debris, bulk trash, and the on patios, around trash sheds, and in the other common areas.
