Born and raised in Long Island, New York I, along with my wife and children, are deeply rooted in the community. With over a decade of experience in real estate and additional experience as a tax accountant for a “Big Four” accounting firm and real estate investor. I am a dominant force in the real estate world with my finger on its pulse. As one of the area’s preeminent Brokers, and owner of Long Island’s Finest Homes, I hold the highly sought after NAR real estate designations of CRS, E-Pro, AHWD, SFR and CBR.
I take the greatest of pride serving all my client’s residential real estate needs from representing tenants while they are negotiating residential leases to guiding first time home buyers through the complex world of property sales
The case study titled “Holt Lunsford Commercial” explains how Holt Lunsford is debating how to grow his Dallas-based commercial real estate services firm and how to advise a long-time client who is wondering whether to lease or buy an industrial warehouse. The case focuses on the highly competitive and increasingly institutionalized $50 billion real estate services industry, which encompasses property management, leasing, tenant representation, and other activities. What makes Lunsford's firm, The Holt Companies, special? The article explores what corporate strategy Lunsford should choose for his firm, and what recommendation he should make to his client.
After analysis of Mr. Alexander’s proposal, it is obvious why he should take advantage of a real estate investment opportunity. The experience he would gain coupled with the added income would establish a solid foundation for making more investments in the future. To this end, however, I find Alexander’s plan for the Revere Street property falls short. A major deficiency is that his projections are almost entirely predicated on estimates and assumptions that are neither conservative nor reliable. In a similar vein, Alexander’s “DIY” approach is not only exemplar of naiveté, but also suggestive of many implications that were overlooked in his proposal. And, even more discouraging, a best-case scenario analysis reveals that even without
It’s the attorney duty to make sure that certain individuals are doing their job professionally and promptly. I recently received a new case and there a breach in confidentiality accidently.
The New York State Housing Finance Agency (HFA) was formed in 1960, to assist low- and moderate-income family unit charter expansion (“New York State Housing Finance Agency”, 2012). In this logic its solemn assignment consists of preserving and conserving “high quality” low-priced rental housing for the population athwart the State of New York. Additionally, HFA provides financing to not-for-profit, and for-profit to construct economical letting houses, including NYCHA, and Mitchell Lama developments (“New York State Housing Finance Agency”, 2012). Since its creation, the HFA has commenced a low and moderate-income public housing with 328 developments throughout New York State (“NYS Housing Finance Agency”, 2012). These new constructed houses have improved numerous residents throughout the state as a whole. Over recent years the HFA developments have been experiencing a lessening in New York State government funding, propelling the organization to rehash distinctive strategies addressing the multifamily financing and the low rent opportunities program.
One morning, i was in 6th grade, my sister and I wake up, and we are home alone. We heard large noises on the porch. We went to go peek through the curtain, and there was a man lying on our porch. I called the neighbors, and we both hopped the fence and they let us in. The cops had then been called, while the stranger was still on our porch. The cops arrive and get the stranger and his information. The following day, we found out the man was on probation. The significance of this day, was the neighbors, that we are good friends with, helped us out in the moment of panic, and my sister and I not knowing what to do. Transformation that created fear of this day, was when we were home alone getting ready for school around 10:30, and then having a stranger at my doorstep. Also, not knowing what to do at that one moment of panic at time.
From my perspective with valid reason; Nyc is really a genuine estate buyers dream be realized.
When the Native American tribe sold the island of Manhattan to Peter Minuit of the Dutch West India for some beads and wampum whose equivalent value was less than $30 today, they would not have had imagined that Manhattan became one of the hottest land on earth, from a real estate market standpoint and other kinds of development standpoints as well. Lower Manhattan, also known as downtown Manhattan, encompasses not only the famous financial district that has long been in people’s sweetest dream or darkest nightmare, but also the artsy SoHo, Battery Park City, and one of the first public-private development project—Stuyvesant Town. The rise of the real estate market could be accounted for by a wealth of factors, including population growth,
Like many other urban neighborhoods Flatbush has its fair share of political, social and economic issues. The latest political and economic dilemma is the City’s decision to hand over a local neighborhood market to developers says (Olivier 2015). Developers will used this prime real-estate to build a 10 story building that will provide both at market and below market rental units. The development will provide ½ of its units to individuals and families earning 130% of the area median income which is equivalent to $ 100,000. Thirty percent will go to individuals earning $ 77,500 and 20 % those earning $46,500. The development
In May I signed a security access form that had September 2nd written as my last day.
The most formidable aspect in real estate has to be maintaining one’s career. Although there are many agents in this career field, the competitive environment portrayed daily makes this career one that may prove to be unsuitable for the meek. Negotiations, persuasion, debate and often a frequent contest for supremacy in the agency are recurring tasks when trying to sell property to clients. One could think of this as similar to the board game “Monopoly”, in reverse. Rather than trying to own all the property around, these “players” attempt to sell as much land as they possibly can. Those who fail to recruit an adequate amount of clients find it hard making it “past go” and often fail in the agency or, much worse, lose their jobs.
I am writing in regard to my lease at Atria Apartments. We have enjoyed the last couple years living at Atria, but the expansion of our family has necessitated that we move on. Currently, our lease is set to expire July 7th, 2017. I am hoping that it may be possible to terminate the lease a month sooner. My wife and I have an opportunity to move into a house before the end of this month, but with me being a full time student and preparing to take my step 1 medical boards this summer, paying rent at both locations would be fairly difficult. Also, my wife is expecting in Mid June, so settling in before the New baby’s arrival would be a blessing. I can promise you that we would ensure that the apartment is left in excellent condition so that you
A strong reputation in real estate, particularly social housing, is a further element which attracts me towards the firm. I hold a personal interest in community work; Trowers and Hamlins’ clientele ranges from charitable trusts to universities. Belonging to a firm which places emphasis on this as its strength would no doubt complement my abilities. Knowing that the firm has been involved in substantially important work
Generally, I had a positive outlook toward life in junior high and high school. I had great friends, teachers, parents, and teammates that supported my life goals and decisions. I thoroughly enjoyed my hobbies and practice to get my mind off of school. When it comes to Marcia’s identity statuses, I would say that I was in between identity foreclosure and moratorium. In junior high school, I basically participated in the activities and life choices that my parents and family thought were best, so I would consider my status to be foreclosure. If my parents wanted me to contribute to specific organizations, then I would because I did not want to upset their thoughts and opinions. In high school, I began to research and look into my own career choices, so I feel that I was in the very beginning stage of
People are selling and buying homes constantly. Agents help guide first time homebuyers, people from out of state move into their homes. Being in real estate connects John to many different types of people. John refers to himself as a “good go between”. He has a vast amount of connections and is a good source for people to use. John mainly stays in the state, but has helped people move into Maryland from a different state or country countless times. Real estate is connected around the world and has many impacts on globalization.
Between 1990 and 2010, the number of housing units on Staten Island increased by 26 percent, a far larger increase than any other borough. Many Staten Islanders frown upon this burst of housing activity since adequate planning or infrastructure investment did not accompany it. Despite all this, however, one of the greatest legacies of the past two decades on Staten Island has been a dramatic increase in housing prices, suggesting that the supply of housing has not kept pace with demand. Median home prices on Staten Island increased more than 120 percent from 2000 to 2009. The share of homeowners paying more than 35 percent of their income in homeowner costs increased from 18 percent in 1990 to 33 percent in 2009. Similarly, the percentage of Staten Islanders paying more than 35 percent of their income in rent increased from 30 percent in 1990 to 45 percent in 2009 (Staten Island Economic Development
