41X is the new Melbourne home of the Victorian Chapter office of the Australian Institute of Architects. Located at 41 Exhibition Street, Melbourne, 41X is a thin 21 storey commercial building, designed by Lyon Architects who won a two-stage design competition held by the Institute in 2008. The journey began back in 2006 when the Institute commissioned a feasibility study for the site, encompassing a range of potential options for its future. These options varied from renovation to relocation. However, after extensive consideration, the feasibility study concluded that the current site provided and excellent location for both staff and members of the institute, and therefore the best option would be rebuilt on the site, into a small office tower. …show more content…
They were invited to undertake an ideas competition which was judged in February 2009 at 41 Exhibition Street. Each of the four practices addressed significant challenges for the design, this included sustainability, response to the city, commercial viability, cultural value, and the image of the institute. Nonetheless, the unanimous decision of the jury was that Lyon Architects was the winner for Ideas competition. The jury stated that although the four Architectural Practices showed a high standard and professionalism, Lyon Architects’ design most clearly addressed the brief in relation to design, public statement, sustainability, and cost. In 2011 the project was procured through a Design and Construct method with Lyons Architects being novated to the successful winner. The plans and specifications were prepared in collaboration by the architect, Ellerbe Becket (referred to herein as “AR”), and the engineer, Degenkolb (referred to herein as “ER”) and provided to GCA by FORG. First, consortia teams were given the environmental standards they needed to achieve. Therefore, taking the budget into consideration, they only aimed to deliver these base standards. Also, the competitive nature of the design process was seen to limit the consortium from over-committing to any particular area. According to the Bid Manager, it was difficult to over commit funding on sustainability and then fail to deliver other school requirements. Furthermore, because design was running concurrently with bidding, the consortium invested a fair amount of capital on the design of the building, to make it a winning design. The focus was mainly on aesthetics, rather than on sustainability. According to the Bid Manager, the biggest challenge for sustainability was finance and trying to deliver a winning bid within the allocated “Financial envelope”. The limited budget available meant the balance was swung more towards achieving a winning design, rather than a sustainable design. As the Bid Manager puts it:

In residential design, the design becomes very personal and, to be considered a successful design, must properly reflect the home owner while at the same time offering some practicality that makes the space livable. An effective design, for any space, must solve some problem, be it function, flexibility, or some other criteria. Simply solving a problem would not please the customer, however, unless it offered some visual appeal. Creating function with style is the real job of any interior designer, and is essential in a content society.
