Regional vs. National Housing Price Comparison Report
2
Introduction
Region
: I have been selected to represent the Mid-Atlantic real estate company.
Purpose
: I have been hired to determine if the housing prices in the Mid- Atlantic are lower than
the national market average. So, the purpose of my report would be to determine the relationship between housing prices and housing square footage in my region by using a sample size of 500 randomly selected home listings to then compare it with the national markets’ housing prices and housing square footage. I will use the data I collect to determine if my hypothesis is indeed true or indeed not true. Also, to decide the range of values of square footage for homes in my regional market.

The above chart is a depiction of my 500 randomly sampled home listings from my Mid – Atlantic region. In this chart, you can see the states and counties from which the data are taken from. There is also a representation of average housing listing prices as well as average square footage and cost per square footage. Showing the mean, median, standard deviation, and standard error for both Mid-Atlantic and National markets expressing the differences between the two.
Questions and type of test:
The first question I need to address would be rather the average housing prices in the Mid- Atlantic Market are lower than those of the National Market. To find a conclusion for this hypothesis I will conduct a 1-Tailed Test. The next question I tend to find a solution to is whether the square footage for homes in the Mid-Atlantic displays any
differences from the average square footage for homes in the National market in which I will conduct a 2-Tailed Test. I will use confidence intervals and estimation from findings to compare and determine if my initial hypothesis stands correct or if the alternative hypothesis determines a different outcome. For these two tests I will use a significance level of a=.05

The Potomac Range Corporation manufactures a line of microwave ovens costing $600 each. Its sales have averaged about 8,000 units per month during the past year. In August, Potomac’s closest competitor, Spring City Stove Works, cut its price for a closely competitive model from $800 to $550. Potomac noticed that its sales volume declined to 5,500 units per month after Spring City announced its price cut.
(A.) What is the arc cross elasticity of demand between Potomac’s oven and the competitive Spring City model?
(B) Would you say that these two firms are very close competitors? What other factors could have influenced the observed relationship?
(C) If Potomac knows that the arc price elasticity of demand for its ovens is –3.0, what price would Potomac have to charge to sell the same number of units it did before the Spring City price cut?

Background: Housing affordability has become a hot issue in California. Several bills and propositions have been proposed to try make housing more affordable and to provide more affordable housing. As of January 1, 2020, California has a statewide rent control law. AB 1482 (Links to an external site.), the "Tenant Protection Act of 2019," prevents landlords from raising rent in one year by "more than 5% plus the percentage change in the cost of living, ...or 10%, whichever is lower." This will apply to buildings that are at least 15 years old. There was also a push to get cities to build more affordable housing near transit stops (SB50 -- it did not pass).
Discussion topic: Using what you have learned in this unit, what do you think the result of the new rent control law will be in terms of housing affordability (i.e., price) and housing availability (i.e., quantity)? From an economic standpoint, is this rent control a good solution? Might other solutions be better at…

CASE STUDY
Jeff Spud from ‘Spud’s Farm’ is your client and is a medium sized potato farmer on the north-west coast of Tasmania.
You are asked to give him financial and business advice on how his business can survive the problems he is facing from powerful buyers of his produce and with competition from other local, interstate and overseas producers.
His previous contracts for his potato crop have been from McCain, a global company. Previously he was able to form a collective with other farmers in the region to negotiate the price to be paid by McCain per tonne. He understands there is some legal issue on negotiating price as a collective and requests advice on this.
Jeff has explained that he can produce 50 tonnes of potatoes per hectare and the contract price per tonne he has been given is $248. He has potentially 45 hectares of farm he can use for potatoes. He has provided you with the estimated fixed and variable costs for each farmed hectare.
Below are some snippets from recent…

Case Study 1: Employee Absence
By Stephen Adams
Graphics and Commercial Art
Joan, an employee of Great American Market, was warned about her excessive
absenteeism several times, both verbally and in writing. The written warning included
notice that "further violations will result in disciplinary actions," including suspension
or discharge.
A short time after the written warning was issued, Joan called work to say she was
not going to be in because her babysitter had called in sick and she had to stay
home and care for her young child. Joan's supervisor, Sylvia, told her that she had
already exceeded the allowed number of absences and warned that if she did not
report to work, she could be suspended. When Joan did not report for her shift,
Sylvia suspended her for fifteen days.
In a subsequent hearing, Joan argued that…

You are asked to give him financial and business advice on how his business can survive the problems he is facing from powerful buyers of his produce and with competition from other local, interstate and overseas producers. Jeff has explained that he can produce 50 tonnes of potatoes per hectare and the contract price per tonne he has been given is $248. He has potentially 45 hectares of farm he can use for potatoes. He has provided you with the estimated fixed and variable costs for each farmed hectare.
