Report Section 1: The proposed granny flat is located on 12 Violet Avenue Liverpool, behind the main house. This location was chosen mainly due to the side passage access that this address provided; this helps the seamless construction of the project by easily being able to drop off materials and also get construction machinery, such as excavators, into the back of the property. There is also a big culdesac at the end of the street, which can be utilized as a turning circle for big trucks that may be utilized for material dropoffs. The backyard is also large enough to be used as a material handling and storage area which will help aid the construction process. This property was also chosen due to the large size of the backyard itself, meaning the granny flat would not take up the entirety of the backyard, still allowing the homeowner to utilise the backyard if desired for items such as a pool or trampoline. This area was also chosen as it was extremely close to ‘Shell Park’, creating a more inviting atmosphere and marketable granny flat. The existing property has an existing retaining wall on the back end of the building, this is an extremely positive attribute as it creates even more privacy for the granny flat occupants shielding them from the existing occupants.
Report Section 2: When adding my topography into my Granny Flat using the ‘Massing and Site’, at first, I was unsure of what elevation to set my topography to. After doing some research, I found out the elevation in Liverpool ranges from 24 to 25m this is a percentage change of 4.1666%. Therefore I set my elevation to range from -250 to -239.7 to match this as best possible.
This is the room legend of the granny flat at 12 Violet Avenue, Liverpool. The assignment called for at least 1 Bathroom, Kitchen, 1 Bathroom and a Living Lounge. On top of these, I added an office and a front verandah. Building Levels Layout of Railings and Columns
