And the contractor is a person hired by the client or owner of a construction project to plan and coordinate all construction activities. How do the responsibilities of the speculative builder go beyond those of the contract builder? Speculative builders construct buildings for sale or rental on land they own. The builder procuring land for construction, arranging construction financing, obtaining a design, and selling the completed dwelling, while contractors’ builder they just are under contract to administer and manage the resources of the work, if the work fails, they do not have a greater risk of loss. 3. What are typical steps that a contractor can take to increase safety on a construction site? Always having a clean work environment and removing potential hazards as soon as they are: Wearing personal protective equipment (PPE) such as helmets, goggles, ear protection, gloves, vests, steel-toe boots, and respiratory protection, as applicable. Having first aid supplies and trained personnel on-site. Having fire extinguishers on-site. Installing fall protection whenever needed and as soon as possible. Securing scaffolds and ladders appropriately. Avoiding dangerous areas such as under ladders and cranes. Locking out power tools when they are not needed. Locking out electricity. Maintaining good safety-related training and documentation. 4. How do contractors compete for construction contract work? By an Open bid or competitive bid: An open bid, also known as a competitive bid, allows an interested contractor to submit a bid for a construction project. The bids are openly evaluated, meaning their cost, qualifications, schedule and proposed approach are reviewed transparently. Or it can be hired directly by the homeowner or builder without placing a bid, since it is previously known or given by reference. 2
