Lance Kawalek (1/20 Short Road, Wollongong) has approached Azure Beach Realty Group to find a suitable tenant and take care of the ongoing management for his property. Lance’s selection criteria for the tenants as follows: No criminal history No bad records in previous rental history Sufficient current income Currently employed No pets Not smoking You inspect the property (Appendix 1) and find it is a modern 2-bedroom unit in a large block of 20 units, located near the University on the outskirts of the town centre. The modern unit is in excellent condition with a large balcony and a double garage, within walking distance from the TAFE and Wollongong University. You undertake a physical inspection of the property and estimate a reasonable rent for the type of property is $450.00 per week. Lance has authorised you to spend up to $2,000 per six months on repairs and maintenance. Lance has requested not to have any pets in his property and has mentioned that for a property of this type, a professional couple would be preferable.
