As per agreed percentage of completion of projects. Process payments may be done at start, end or in installments as project goes on. For example; Deposit, Base or Slab , Frame, Lock-up, Fixing,and Practical Completion. 2. Process application for extension of time Unforeseeable delays are inevitable in construction projects and warrants and application for an extension of time. For example: Force Majeure, Strikes, Changes in the law or requirements, Political unrest or Terrorism, Delays from the part of subcontractor. In such cases, the contractor sends written notice to the project management or administrator with details of what caused the delay and documents or evidence to support it.Filing for the extension of time must be done immediately, as the necessary claim for delays may be time consuming. 3. Prepare a checklist ensuring that the organisation’s policies and procedures ensure that there are A policy pertains to a set of guidelines or course of actions to be enforced and should be followed in the workplace and organization. On the other hand, a procedure is a specific guideline or process that is done in order to follow and comply with a policy. Policies and procedures vary widely depending on the organization, (every organization have different policies) as well as nature of the policy. In this context a dispute resolution policy of organization contains several procedures to properly address and resolve disputes and other related issues. 4. Measures in place to prevent a breach of contract Breach of contract; It is not uncommon for situations which constitute to a breach in contract; Material Breach, Minor Breach, Anticipatory Breach, Actual Breach. Most contracts, will have one or another clause disclosing about breach of contract and process to overcome it. INSULATION CERTIFICATE / DECLARATION A letter/certificate from the installer or builder confirming thermal insulation has been installed within the floors, walls and roof in accordance with the approved drawings and the NCC. 5. ENERGY RATING REPORT DECLARATION FROM THE OWNER / BUILDER Confirming that the 6 STAR ENERGY EFFICIENCY provisions as nominated by the First Rate Report have been installed in accordance with the report, the endorsed plans and the building elements identified on the Detailed House Data sheet. 6. GLAZING CERTIFICATE Confirming all glazing (glass) including shower/bath enclosures, glazed doors, side panels and windows have been installed in accordance with AS 1288 – 2006 & AS 2047. 7. ENGINEERS INSPECTION REPORTS AND CERTIFICATES Required when any inspections were not carried out by BSP MELBOURNE (if applicable). 8. TERMITE PROTECTION CERTIFICATE A Certificate of Installation (Part A & Part B) for the installation of a required termite barrier in accordance with AS 3660 Part 1 or any other accredited barrier system. 9. WATERPROOFING OF WET AREAS AND BALCONIES A letter from the installer or builder certifying that the wet areas have been waterproofed in accordance with AS 3740. 10. PARTYWALL / FIRE RATED BOUNDARY WALL INSTALLATION DECLARATION A Letter from the Builder certifying that the party wall / boundary fire rated wall system has been installed in accordance with the building permit plans in respect to the required fire resistant levels, acoustic levels and manufactures partywall system specifications. 11. FIRE PLACE INSTALLATION/ CONSTRUCTION A letter from the installer or builder certifying that the solid fuel heater (fire place) has been installed in accordance with the building permit plans, Section 3.7.3 of the BCA Vol. 2,and manufacturers installation specifications. 12. BUSHFIRE PRONE AREAS - ADDITIONAL CONSTRUCTION MEASURES A letter from the builder certifying that the specified BAL construction requirements have been installed in accordance with the building permit plans and the relevant BAL construction requirements specified under AS 3959- 2009. 13. COUNCIL SEPTIC TANK INSTALLATION APPROVAL (PERMIT TO USE) 14. OUTSTANDING FEES All outstanding fees which may include additional site inspections, building notice/order costs, amendment/ variations to permit costs, etc. need to be paid before the Occupancy Permit/ Final Certificate can be issued. 6. Prepare a practical completion checklist Practical completion depends on the type of contract used. Interior   Check all the tap ware , flushes and plugs of every bath, shower, sink, etc.   See if any silicon is used in wet areas like baths, counter-tops , sinks, and taps. Also, make sure they are near and gaps-free. This is to ensure the areas are correctly sealed.   Check the edges of the niches See if the tiles are free from holes or gaps Check all the electrical elements like light switches, power points, holders, etc.   If there are dual switches, are sure they are wired correctly.   If you have a security system, test it properly. Also check the smoke alarms. Check skirting , window sills, architraves, ceiling, and walls. See if any cracks are there. Also see if there are any uneven areas on the wall. Check all the fittings, fixtures , and benchtops Make sure the windows and doors are opening and closing correctly. All drawers, doors, cupboards, cabinets, etc are opening easil y. 2. Exterior Check that the external windows and doors are free from damage Also see they open and close smoothly All the handles are in good condition.     See if the locks and keys are working properly. Inspect the surroundings of windows and doors for damage. See if all the tiles on the roof are free from damage Check for broken, cracked, or missing tiles. Check all the elements like gutters, valleys, fascias, down pipes , eaves, etc are free from damage. Inspect weep holes, mortar joints, and brickwork for inconsistencies, cracks, or stains.   Test the external power points or light switches.   . 7. Issue completion certificates A final certificate is issued by a contract administrator to show that the contract has been completely fulfilled. It signifies the agreement of the final contract sum and defects has been fixed.
