a) Residential, commercial and strata management are all rental services an agency can provide. How do licencing requirements impact on the agency's ability to provide
these services? (70-80 words)
According to section 8 of the Property Stock Agent Act, an individual is prohibited from engaging in or operating a strata management agency without possessing a valid strata managing agent's license. Similarly, one must not conduct a real estate agency business without a real estate agent's license. The maximum fine for operating without the necessary license is 100 penalty units.
A person with a certificate of registration is not permitted to perform any duties of an assistant agent unless employed by a licensed holder under the PSA Act. The Property and Stock Agents Regulations along with the Secretary's Guideline for the appropriate management of a licensee's business as per section 32 of the PSA Act 2002 outline the behavioral standards for real estate agents in New South Wales.
