Integrated
An integrated procurement is where two or more parties/organisations work together in the delivery of a project “In construction industry, the Integrated or Partnering methods is intended to focus the participants of a project is attentive to delivering a project on time, to budget and to quality”. (Jack W E Masterman, 2002)
An integrated method (or Partnering) helps to reduce the time of the project because all parties have good communication with each other i.e. client, consultant contractor it helps to reduce costs, reduces the duration of the contract and improves quality.

Case study
The ‘Crossrail’ project is an example of an integrated procurement method. “The project delivery partner will be responsible for the delivery of Central Tunnel Section (CTS) in which stations and systems are also included. Bechtel will manage the procurement of all the contracts, which will be responsible for delivery of central section. Although the contract will be between CRL and the contractors, the project delivery partner will be acting on behalf of CRL. The CTS is very well defined and therefore will require more traditional approach of project management. The main responsibilities of project delivery partner will be implementation of engineering design, managing interface within the central section, procurement, testing and commissioning”. All parties of construction project will benefit from IPD. The integrated process required more participants' involvement at early stage, because the IPD structure will recognize the compensation and reward at early involvement. The compensation will be based on adding value to the project and it will rewards what's the best for the project instead of individual benefit. For example providing incentives tied to achieving project objectives and goals. The concept is to use innovative business models to enhance collaboration and efficiency.
The design phase is very complex and interactive in nature as it aims at incorporating the needs of all parties involved in the delivery of a successful project, (Sebastian 2007). Such complexity and interactivity requires the symbiotic relationship among the parties to be mutualistic in nature. Mutualism relationships enhance the ability to achieve desired outcomes in a manner whereby each party benefits. For example the architect is able to gain revenues as a result of his architectural designs while the clients achieve a project outcome that meets their desired requirements, (Energy Star 2014).
A basic definition for the procurement is “the way the building is realised” and “involves assembling and organising the skills and services of a team of construction professionals”. (the Construction Round Table, 1995). More precisely, the construction industry describes procurement as “a system that establishes the roles and relationships which make up a project organisation”; hence the overall organisation and communication structure for the management, administration and control of a project is established by the procurement system. (D.C.H Coles, 2010)
Over the past few years, the construction industry has been changing dramatically. One of the most important stages in the construction management and business management is the planning phase. They share similar two main levels of planning which are the strategic and operational planning. However, business management planning to decide in advance what should be done, and how to do it, when you do and you are done. On the other hand, Construction management strategic planning is to deal with selection on a high level of overall objective of the project, including the scope, procurement methods, schedules and financing options but the planning of operations, including the
This paper includes a description of the procurement planning process. The most valuable output of the plan procurement process will be identified. Furthermore, the various contract types will be explained. A source criterion that would be applicable to any project will be described and three criteria that would apply to most projects will be identified. An analysis of the ethical
Procurement management is the processes to purchase or acquire the products, services or results needed from outside the project team to perform the work. Project Procurement Management involves not just purchasing products, services or results, but also ensuring that those that are purchased are right for the project, meets standards and is based on project requirements. This life cycle includes tracking from order through deployment and completing with invoice reconciliation.
Within the project-based organizations is developed throughout the completion of projects. Between the non-project based organizations, the other areas of the project are completed
In construction projects, mostly the firms (in this case the firms become client) do not have the skills or develop skills inside the firms to undertake the projects due to amount of the projects should be conducted or the complexity of the projects (Reve and Levitt, 1984). Therefore, the economic decision to conduct the projects is to procure them to third parties. However, more commonly the client agonize the final quality of the projects will meet standard requirements. Thus, impacts to involvement of complex contracts of construction procurement.
Choosing construction management as a procurement strategy means the client is responsible for leading the
Balfour Beatty were given a contract worth £60 million in order to build roughly nine kilometres of tunnel and numerous NATM tunnels with two underground stations at Terminal 4 and the CTA. Balfour Beatty’s £60 million contract was part of the total estimated £440 million for the whole of the Heathrow Rail Link Project. Geoconsult,
Client and the contractor have same priorities. Basically, contractor will make the decision in turnkey approach and client will just accept in silent. In this project, the contractor and the client have the same focus and priorities therefore the relationship between the contractor and client is good and there is no overruns or communication problems between both sides.

When choosing a type of procurement it is based on the clients experienced and knowledge of construction that the client has and there requirements. Once this has been decided then the relevant contracts can be drawn up outlining the relevant responsibilities shared and risk taken into consideration and also meeting the correct legislation and the Housing Grants, Construction and Regeneration Act 1996.
