Summary Introduction
To calculate: The balloon payment
Introduction:
The payment that takes place when the loan is not amortized is the balloon payment. The balloon payments are the huge payment due at the end of the loan like a commercial loan, mortgage, or a amortized loan. The word balloon in the balloon payment mainly refers to the fact that last payment of the loan is huge and it is ballooned in comparing it to the other payments.

4.13 Calculating Annuity Present Value An investment offers $5,200 per year for 15 years, with the first payment occurring one year from now. If the required return is 7 percent, what is the value of the investment? What would the value be if the payments occurred for 40 years? For 75 years? Forever?
D3)
Consider a mortgage loan of $250,000, given today, at the fixed mortgage rate of 6.076% per annum, compounded semi-annually, with amortization period of 20 years. The renewed period is 2 years and the prepayment provision is 10%. The loan requires the monthly mortgage payments. Suppose after one year from today, the mortgage prepays $40,000 and the extra prepayment is subject to the 3-month interest rate penalty.
(i) Calculate the extra prepayment.
(ii) Calculate the 3-month interest rate penalty
4. (a) How many years will it take to have $5,800 if you invest $1,500 at 5%compounded monthly?(b) What effective annual interest rate would this be equivalent to?

The banker tells you that for the first six months of the year the effective annual rate is a1 = 6%, but they refuse to divulge the value of r1 directly. You choose to invest $1000 on January 1, 2022, and decide to withdraw all funds from the account on June 30, 2022. What was the value of your account upon withdrawal? The banker then informs you that for the last six months of the year the effective continuous rate is c2 = 4%.
