Hi class and professor, I have not had the chance to visit the Florida Keys yet, for that reason I chose to purchase “my fictional dream home” there. This beautiful waterfront home was listed for $10,899,000. As of Sept. 26, 2023, the 30-year fixed mortgage rate is 7.84%. If I were to put down 20% of the asking price which is $2.1 million, I need to take out a loan for $8.7 million. My monthly payments would be $63K. My annual payment would be $756K and at the end of the 30-year period I would have paid back a total of $22.6 million (almost 2X the amount of the loan). The amount of interest paid on this home in 30 years would be almost $14 million. If our downpayment was 40% of the price, $4.4 Million, then we would see our monthly payments decrease down to $47K, annual payments to $567K and total interest paid in 30 years will be $10.4 Million. We would be paying $11.6 million less in total interest if we put down 40%. Total loan repayment would be $17 million. At the end of the 30 years, we would save $5 million if we could put 40% down vs 20%, everything else kept the same. If we were to decrease the length of the loan from 30 years to 20, monthly payments will increase to $82K, annual payment will be $990K but total interest paid goes down to $6 million vs the $14 million for the 30-year loan. My lifetime payments would be a total of $14.9 million. We would save a total of $7.8 million when choosing a 15-year loan vs a 30 year one. When looking at which variable saves us more money everything else kept equal, time is the one that saves more. When we increase down payments to 40%, we save $5 million at the end of 30 years. If we keep the down payment at 20% but opt for a 15-year loan, our monthly payments will be bigger, but we save $7.8 million in total payments. Have a great week everyone!
